Kiawah River, a new sea islands community under development in Johns Island, S.C., just outside of Charleston, has announced its roster of builders, which it calls its Builders Guild.

The Builders Guild at Kiawah River is a group of Lowcountry-based home builders, including: Level Building Projects, Structures Building Company/SBC Homes,Saussy Burbank, Kittrell II, JacksonBuilt Custom Homes, Dolphin Architects & Builders, Artisan Custom Homes, New Leaf Builders and Shelter Custom-Built Living.

To achieve their vision of simple sophistication and sustainability while embracing the architectural traditions of coastal South Carolina, the leaders at Kiawah River have paired these builders with nationally acclaimed architects, interior designers and landscape architects from further afield who have designed what the development calls “a clean, refreshing take on coastal homes and amenity buildings.”

“Our builders are experts in quality craftsmanship,” said Carter Redd, managing director at Kiawah River. “Each company in our Builders Guild shares our commitment to architectural integrity, sustainability and personalization.”

To maximize outdoor living, only half of the property’s 2,000 acres will be developed. With homes and home sites planned along 20 miles of waterfront, marsh and green space and parks, residents will have access to several launch points to fish and explore the pristine Kiawah River and inland waterways. Kiawah River also features an array of resort-style amenities and services, including a roadside farm stand, a chapel and community hall, a swim and fitness club and an outdoor learning center.

From custom home designs to turnkey floor plans, Kiawah River offers a diverse set of homes and home sites, including:

Custom/Semi-Custom Homesites

Property owners can choose from a deep portfolio of semi-custom signature home plans created by Kiawah River’s Architect Guild in conjunction with the Builders Guild and the community’s Architectural Review Board. With a variety of waterfront, marshfront and wooded custom homesite options, Kiawah River’s residents can design a home to fit any lifestyle.

Butterfly Cottages

Ranging from 1,700 to 2,200 square feet, the Butterfly Garden Cottages are attracting interest from second-home and pre-retirement buyers. The cottages are designed by Julia Starr Sanford of Starr Sanford Design, whose architectural vision steered Alys Beach and Rosemary Beach in the Florida Panhandle.

Waterman Villas

Designed by David Fisher and Jim Thomas of Thomas & Denzinger Architects in Charleston, these 2,600-square-foot townhomes are located on Jack Island, offer both water and park views and are within walking distance to signature amenities.

Cole Creek Villas

At 2,800 square feet, the Cole Creek Villas offer remarkable rooftop views of the Kiawah River and Jack Island Park. Designed by Thomas & Denzinger Architects, the villas strike a balance between coastal and contemporary design and feature large windows to capture natural light and incredible views of the river, marsh and nearby park.
